There are many ways to complete a construction project, and each have their positives and negatives. But after over twenty-five years of remodeling some of the area’s finest homes, we’ve learned that there is one way that works best for customers.
Simply put, “design/build” is an approach where the designer and constructor are the same entity. This has several important advantages for both the customer and the contractor. The first is single-source liability. With design/build, there cannot be any finger-pointing between architect, engineer, and contractor. The design/build contractor is solely responsible for all aspects of the project. Another significant advantage for customers is cost control. With traditional project delivery, all drawing, engineering, and approvals are complete before costs are established. When the budget exceeds what was agreed upon, expensive and time-consuming re-drawing and re-bidding becomes necessary, delaying the project’s start and eventual completion date. With design/build, architectural plans do not even begin until a firm budget has been established and agreed upon.
Finally, likely the most important advantage is that of efficiency. Using design/build, projects can be completed faster, with fewer misunderstandings and generally at a lower cost.
Step 1: Initial idea sketches and establish budget
Step 2: Detail drawings, approvals, and construction
Step 3: Finished project!
